Some major issues popped up in the title and we may not be able to close, trying to get seller to settle with the city, got lawyers involved, if not, let contract expire, we negotiate with the city and then go back and make an offer accordingly and if that fails, another house just popped in the market in the same block.

Been there done that. Likely on a smaller scale, but nonetheless, causes grief when you're in the middle of the whole thing when you are in a disclosed dual agency...
