Oldest son called Saturday night his AC stopped working, well it's late so I said just come over here, he's 15 minutes away and we have extra bedrooms and beds. Then in the morning I started calling and none of my guys answered so I say to him, let's go to our place I have an extra running cap maybe that's what you need. got there and I opened the unit up, a freaking lizard decided to commit suicide by electricity and got fried, burned across the 220 V relay line actually burned so hard it messed up the cable going from the relay to the running cap for the compressor, so a quick run to Home Depot to buy terminals and a piece of wire got him fixed up, I returned home and wife wanted to go to the Keys for lunch, just as we get to Key Largo..."Why don't we go all the way to Marathon to see the house Mickey is buying?...another hour drive...get there and freaking neighbors are on their front porch, now those houses on the water there are very close, the lots are about 40 feet wide, woman starts a conversation, or tries, she was drunk out of her mind holding a beer, she told us she had met our son already and she wanted to give us a bunny, her rabbit just had babies...Drunk, rabbits, hippie looking folks, I have a feeling my son will fix up the house and sell it for double the price very fast.

Fred do they have capitol gains taxes here in Florida? Vermont where I did most all my buying and selling they had a 5 year gradual depreciation on their CG taxes. Do a rapid rollover on a purchase like the 1st. year? Damn state took back like 60% of profit attained.
They did that to stop large commercial interests from destroying the environment. But it effected everyone.

It’s two years now on your homestead otherwise you get hit with 20% short term capital gain tax on the profit you realize. If it’s an investment property you pay but you get depreciation for 27.5 years straight line so it makes sense to rent for a long time depreciate it then do a 1031 exchange and start all over again without spending money.
