Nope not flooded here. The reservoir across the street was just under pool the other day. Just enough rain to jack up the humidity.

Heavy rains for us central Fla crew here each afternoon. The Saint Johns river flowing S. to North is getting ready to flood us out again. Well hell the good news Fred is were not going to die of thirst.

We might get slapped with some good ones this year Fred other than that one bad hit things have not been to bad. Home insurance in Florida? For those new home buyers good luck.. For those long time residents? Good luck.. It's not a case of how much it's can you even get it. My buddies place across my canal here he sunk $420,000 into a new build and the absolute most insurance he can buy is a hundred grand $$ that's it.
Soon I bet FEMA is going to have to take over as flood and homeowners ins. is all fleeing the state.

Home insurance, what's that? 5 houses, no insurance. I save over $40K a year, I'll fix my houses. Last one was what 2011? and it only took my fence down...15 years at 40K is $600K.....I can take care of my own then. When a big one hits they don't want to pay, they'll go "your roof is past it's half life time , and you also have a 2% windstorm deductible, so here is $7,000 go get your roof, well you don't get a roof here for $7K, try $30K. Last big one when I had insurance was in 2006, I had to get a a public adjuster to fight them.. I tried to get fire, theft and liability alone, they started at $1.5K, within two years it was up to almost $5K because I didn't have windstorm. I tried calling my golf cart insurance agent in Lee County to see if he could get me a price on the island house....no one would cover it even if it passed the five point inspection, roof mitigation and has hurricane proof doors and windows and sits 10 feet high. Screw them thieves.

Good points Fred and not to take the side of the insurance companies but damn they got hit that last storm we got. It hit around the S.W. of Fla. then across the state and up the east coast. Then up to the Carolinas where it destroyed those poor people existence. Remember the Dumbocrats had just given the ILLEGALS every penny in FEMAs budget and had NO $$ for Dem.. Don't go to the Carolinas with a Dumbocrat sticker on your vehicle.
I only owe about $2,500 on this swamp shack at around 5% and I am not paying it off. Using their money as I could not get any loans for that amount.
Hell I have no insurance like your doing screw them. I will fix anything myself if need be.

We've been getting clouds, thunder and lightening, but not much in the way of rain. I still have to water my garden. It's like the storms see my place and part around it.
